Lombok's house market runs on residents — families relocating, civil servants, people moving in from the villages for work and schooling. That gives it a steadier rhythm than the land or villa markets, which follow tourism. Most of the stock sits in and around Mataram and the commuter belt behind the west coast.

City house or coastal house is a real fork

In the city you get the hospitals, the schools and the road network, on a denser plot with no view. Out on the coast you get the sea and a longer run to everything else. Plenty of buyers try to have both by taking the commuter villages between them, which is why that belt holds the cheapest houses near the city.

Certificate type changes the timeline more than the price

Some houses stand on developer-era Hak Guna Bangunan with a fixed term, others on family land where the inheritance split was never registered. Neither is necessarily a problem, but each adds steps at the notary. Ask which you are looking at on the first call rather than after the offer.

Structure is worth an independent look

The 2018 earthquakes damaged buildings across the north and parts of the west. Repairs were widespread and of varying quality. On anything built before then, ask what structural work was done and by whom, and consider paying someone independent to look at it. That is a cheaper conversation before purchase than after.

Renting it out

Long-term tenancy is the realistic use for most houses here — teachers, nurses, government staff on yearly agreements. Nightly letting works only in the tourist pockets and brings a season with it. Match the property to the tenant you actually expect rather than the one that sounds better.

Questions buyers ask about houses in Lombok Island

Can a foreigner buy a house in Lombok?
Not on Hak Milik, which is reserved for Indonesian citizens. Foreign buyers hold Hak Pakai tied to a valid stay permit, take a notarised long lease, or use a PT PMA holding Hak Guna Bangunan. The starting certificate on the house decides how involved that conversion is.
What documents should come with a house?
The land certificate, the building permit — IMB or the newer PBG — matching what is actually standing, the current year's land tax receipt, and proof the seller's name is on the certificate. A missing or mismatched building permit is the most common gap and the slowest to fix.
Is it better to buy a house or build one?
Building gives you exactly what you want and usually costs less per square metre, but it takes a year or more and needs supervision. Buying finished costs more and means inheriting someone else's decisions. On this island, finished stock concentrates in the city and the older resort strip; elsewhere you will mostly be building.
Do houses come furnished?
It varies and should be written into the agreement rather than assumed. Properties that were let to visitors often include furnishings; family homes usually do not. List the items in the deed annex if they matter to the price.
