Airport country, inland from the surf

Praya, Batukliang, Labulia and Batujai sit in the middle of the regency, between the airport and the hills. This is not the coast and does not try to be. It is the part of Central Lombok where people live and work rather than visit.

Closest housing to the international airport

Praya is the regency seat and the town the airport actually belongs to. For anyone whose work involves flying often, or who supplies the airport and the southern hotels, no other address on the island is as convenient. Kuta and the southern bays are half an hour away, Mataram about an hour.

Hills, waterfalls and traditional villages

Batukliang runs up towards the Rinjani foothills, where the air cools and the waterfalls at Benang Stokel and Benang Kelambu draw weekend visitors from across the island. Sade and Rembitan, the well-known traditional Sasak villages, sit along the road south from here.

Residential and agricultural, with a service economy attached

Demand is local: government workers, teachers, airport and hotel staff, farming families. That makes it a housing and long-term rental market rather than a holiday let one. Small commercial frontage on the main roads works for the same reason — the customers live here all year.

Practical checks

Much of this land is productive rice field, so conversion approval and irrigation rights are the first questions. Ask about the access lane width, and check any building permit matches what is standing. On plots near the airport approach, ask about noise and any height restrictions that apply.
