Sandik, Kuranji, Gunungsari, Kuripan, Narmada and Lingsar sit inland from Senggigi, between the hills and the city. No sea view, no tourist season, and that is precisely the appeal — this is where Lombok actually houses the people who run it.
Narmada holds the royal garden and bathing pools built in the 1720s, still fed by mountain springs and still used. Lingsar has the temple where Hindu and Wetu Telu communities share one compound, which is unusual anywhere in Indonesia. These are working villages with history attached, not attractions built for visitors.
Land here is residential land, priced for families rather than resorts. Mataram is fifteen to twenty-five minutes depending on where you start, and Senggigi is a similar run in the other direction. For a household that needs the city daily and the beach on Sundays, the arithmetic is hard to beat.
The tenant here is a teacher, a nurse, a civil servant — someone on a yearly contract, not a seven-night booking. Returns are steadier and duller. Small shops and local commerce work too, serving the neighbourhood rather than passing traffic.
Much of this land was rice field. Ask about irrigation channels crossing the plot and whether conversion has been approved, because that is a permit question, not a seller question. Check the access lane is wide enough for a truck before you plan a build, and ask neighbours about flooding near the rivers in the wet season.
