Before you make an offer in Kuta Mandalika

"Mandalika" on a listing usually means outside the Mandalika zone

The Special Economic Zone is fenced and state-run. ITDC holds it, the MotoGP circuit sits inside it, and retail plots are not carved out of it for private buyers. Almost everything advertised as Mandalika land is somewhere else — Kuta town, the ridges above Tanjung Aan, Gerupuk, Are Guling. Five to fifteen kilometres out, sometimes further.

That is shorthand, not a swindle, and everyone on this coast uses it. It stops being harmless when land inside and outside the fence gets discussed as though it were the same thing. Ask which side of the boundary a plot sits on before anything else.

Thirty minutes from an international airport, which almost no beach town gets

Lombok International Airport at Praya is a short drive north of Kuta — closer to this coast than it is to Mataram or Senggigi. For anyone planning to let a property to visitors, that single fact removes the transfer that kills bookings elsewhere on the island. Guests land and arrive. No two-hour crossing, no boat timetable.

A coastline of separate bays, not one beach

Kuta town is the hub: the market, the bars, the surf schools, the road that everything else branches off. Walk or ride east and you reach Tanjung Aan, the wide horseshoe bay with the hill everyone climbs for the photograph, then Gerupuk, which is a working fishing village and a boat-access surf break at the same time.

West of town the road climbs past Mawun, a deep bay hemmed by headlands, then on to Selong Belanak with its long shallow beach that is where most people learn to surf on this island. Are Guling and Tampah sit between them, quieter, and further out again.

The bays are twenty minutes apart and feel like different places. The road in decides most of that. A spectacular bay at the end of broken tarmac stays cheap for a reason, and the reason is not the view.

Built for hospitality, still learning to be a town

This is the strongest short-stay market on Lombok. Surf seasons, the race calendar, and a steady flow of long-stay visitors keep guesthouses, surf camps, cafés and rental villas busy for most of the year. If you are buying to operate something, this coast gives you the most demand per rupiah on the island.

As a permanent home it suits a particular person. Schools and hospitals are in Praya or Mataram, not here. Nightlife concentrates in a few streets. What you get in exchange is a walkable town where the surf is ten minutes away and the community is unusually easy to join.

The three questions that decide a project on this coast

Water first — several ridges here are dry and need a deep bore, so ask the neighbours before you ask the seller. Access second: is the road to the plot written into the certificate or is it a habit everyone currently tolerates. Zoning third, because not every parcel with a sea view may legally carry accommodation, and that is checked at the spatial planning office rather than taken on trust.
