Shophouses, warehouses and business premises on Lombok concentrate where people live and trade rather than where they holiday. That means the city and its arteries carry almost all of it, and the tourist coast carries very little. Footfall from residents runs all year; footfall from visitors does not.

The shophouse is the local default

A ruko — shop below, living or storage above — is the standard commercial unit across Indonesia and Lombok is no exception. It suits a family business, a clinic, a small office or a rental to a tenant who wants both. Frontage width and parking in front of the unit decide its value more than interior floor area does.

Road width and vehicle access are the price

For anything involving stock or deliveries, the question is whether a truck can reach the door and turn. Plenty of otherwise good premises are limited by a lane that fits a car but not a delivery vehicle. Measure it, and watch the road at the time of day the business would actually operate.

Permits for commercial use are a separate matter

A building permit covering residential use does not automatically allow a business, and spatial planning designates which corridors are commercial. Confirm both before buying, particularly if you intend to convert a house. This is checked at the district office and is not something a seller can settle for you.

Who the tenant will be

Commercial tenants on this island are usually local operators on multi-year terms — clinics, minimarkets, workshops, distributors. That makes the income steadier than short-stay accommodation but also slower to re-let if they leave. Ask how long the current occupier has been there and why the owner is selling.

Not on Hak Milik. Commercial ownership by foreign investors normally runs through a PT PMA company holding Hak Guna Bangunan, which also provides the legal vehicle for operating the business itself. Structure it with an independent notary before committing funds.
What makes one shophouse worth more than another?
Frontage width, whether vehicles can stop in front of it, the traffic on that road at trading hours, and whether the permit allows the intended use. Interior size matters far less than any of those.
Can a house be converted into a business premises?
Sometimes, but it depends on the spatial planning designation for that road and whether the building permit can be amended. Check both at the district planning office before buying, because a refusal after purchase leaves you with a house priced as a shop.
Are commercial leases long here?
Multi-year terms are common, often paid annually in advance. That gives predictable income but also means a vacancy can take time to fill, so the location's natural demand matters more than the fit-out.
